Healthy Home Market
The healthy home market is comprised of green-built and energy-efficient homes. The buyers of these homes are sometimes called Cultural Creatives because they care about how they impact other people and the environment – both locally and globally. If you are reading this, you likely are a cultural creative and if you are, then we want to speak with you about it. As a market, the healthy home market is expected to include most builders and practically all new homes in the future as the US Energy Code increases its standards. Make no mistake about it: we are in a race to attain sustainability. It is important to note that many other countries are outpacing the United States with regard to how they view the environment and the perceived human impact on the environment. As a population base, we are moving away from a fossil-fuel economy and moving toward an eco-economy. Thankfully, more and more people are choosing to buy a healthy home, which by its very nature is an energy efficient home, and our hope is that our strong financial incentives (myEnergyLoan) will help speed this process along. Energy efficient homes are healthier homes; they are more durable and they hold their value better than traditionally built homes. The building method considers from inception to certificate of occupancy the impact that the project will have on the environment…from preserving trees onsite all the way down to recycling scrap lumber and reusing it in the project. An energy-efficient home usually has a tighter seal, a smaller and more efficient ventilation system, better insulation and more desirable windows. In today’s mortgage market, where to date over 180 lenders have closed their doors in 2007 alone, the energy efficient mortgage market is in flux. Here at myEnergyLoan, we have experienced a three-fold increase in loan opportunities (aka “deals”), but all of our deals are getting harder to close, without question. Often, we find that we can get deals done that other lenders cannot get done, primarily because green lending – sometimes called energy efficient loans, energy efficient mortgage loans, eco-home loans or green mortgages – is still a highly specialized field and one that we are the clear leaders. The one thing all of our loans have in common is that they are loans which finance buildings that are built using applied green building science. They conform to USGBC standards, EnergyStar and EarthCraft House standards and other state and regional green building guidelines and standards. We use a network of energy raters to determine how efficient a home is, which in some ways helps us determine an appropriate myEnergyLoan discount. Common questions about our loans include what types of features do our loans fund? What is the minimum amount of money that we loan for green property upgrades? Do we do eco loans for all types of properties? Are we a commercial lender or a residential lender? In the weeks and months to come, we are going to be answering these questions, but the most important question we can answer for you now is “Are Energy Efficient Mortgages alive or dead?” They are very much alive, but also very much misplaced in today’s market. That’s why we created myEnergyLoan…because is captures the essence of the green building market and provides much needed service to green builders, EcoBrokers and buyers of energy-efficient homes. Whether or not we use a true Energy-Efficient-Mortgage product (per Fannie Mae, Freddie Mac, VA, FHA or HUD) we always provide buyers of green properties with an incentive to go green.
